Under UK law, landlords must ensure their properties are safe for tenants. The key certifications required include:
This report assesses the condition of all fixed electrical installations in a property. It identifies any faults, wear and tear, or potential safety risks.
Required at least every 5 years
Must be carried out by a qualified electrician
Includes a detailed inspection and written report
Remedial work (if needed) must be completed promptly
Carried out by a Gas Safe registered engineer, this certificate confirms that all gas appliances, flues and pipework are safe and in good working condition.

A copy must be provided to tenants within 28 days of the check
The EPC rates your property’s energy efficiency and is valid for 10 years. You must have a valid EPC before letting your property, with a minimum rating of E or above for most rental properties in England.
